If you manage a Panama City Beach or Panama City vacation rental and you’re planning to add a heavy-duty triple or quad bunk, accurate measurements and clear photos make the difference between a fast, accurate quote and back-and-forth delays. This guide walks you through exactly what to measure, where to take photos, and which ceiling or obstruction details Florida Bunk Beds needs to design a snug, adult-friendly bunk room.
Before you start: what we typically use as a baseline
Many of our standard multi-level designs use an approximate geometry of 87″ wide × 87″ deep × 84″ tall for a full set layout, but every room and configuration is unique. Use the steps below to capture the room-specific numbers we’ll verify when developing your final plan.
What you’ll need
- Tape measure (25′ recommended) or laser distance device
- Smartphone or camera for photos
- Pen and paper or the downloadable checklist (link below)
- Someone to hold the tape for long runs, if possible
Step 1 — Measure the overall room footprint
Start with the big picture. Record:
- Room length (wall to wall) — measure at floor level and repeat near the ceiling if the room isn’t square
- Room width (wall to wall)
- Ceiling height — measure from finished floor to finished ceiling in at least two spots (center and near walls) to check for slopes or dropped soffits
Why: These three numbers tell us how much floor footprint and vertical clearance we have for multi-level stacks and whether a built-in or freestanding approach will work.
Step 2 — Note windows, doors and obstructions
Measure and note the location of each item relative to a fixed wall corner (e.g., “from left corner along north wall: window starts at 36″, ends at 96”). For each door or window capture:
- Distance from adjacent wall to the center or edge of the window/door
- Window sill height and full window height
- Door swing direction and width (measure hinge side to stop when closed)
- Any radiators, built-in cabinets, or electrical panels
Step 3 — Measure ceiling obstructions and clearances
Multi-level bunks need headroom and predictable clearances. Check for:
- Ceiling joists, exposed beams, or soffits — measure their height from the floor and distance from walls
- Attic access doors or pull-down ladders (note open and closed heights)
- Ceiling fixtures: fan centers, light fixtures, and pendant drops — measure from finished floor to the lowest point
- HVAC returns or ductwork that hangs below the ceiling
Why: A triple or quad layout may stack mattresses closely to a ceiling or soffit. Knowing exact obstruction heights helps us specify mattress thickness, guardrail height, and whether a staggered or perpendicular layout is better.
Step 4 — Mattress sizes and preferred configuration
Tell us which mattress sizes you plan to use (twin, full, queen) and whether you prefer queen-over-queen, twin-over-queen, triple, or quad configurations. If you’re unsure, note the mattress sizes you already own or plan to buy.
Note: If you don’t have final mattresses yet, list the intended mattress thickness (inches). That affects head clearance between bunks.
Step 5 — Measure furniture and circulation space
Record the location and footprint of any permanent furniture that will remain, such as a dresser or built-in closet. Measure the clear walking space from the proposed bed edge to the opposite wall or furniture — 24″–36″ is often needed for comfortable access and turnover in vacation rentals.
Step 6 — Take useful photos (what to shoot)
Photos are worth a thousand measurements. For every room, take:
- One photo from each corner showing the whole room (four corners if possible)
- Close-up photos of windows, doors, ceiling fixtures, and any obstructions
- At least one photo of the ceiling from below any soffit or beam
- Photos showing the room with a tape measure visible next to the feature you measured (this helps confirm scale)
Label images on your phone or in your upload so we know which wall or corner each image shows.
What to include on your measurement sketch
Draw a simple floor plan on graph paper or a photo: mark north, label walls A–D, and add all measurements you took. Don’t worry about scale precision — just show distances and where doors/windows sit.
Downloadable checklist and next steps
Use our quick checklist to gather the exact items we need: room length and width, ceiling heights, window/door locations, obstruction heights, mattress sizes, and 6–8 photos. Special tips for Panama City Beach and Panama City vacation rentals
Vacation-rental owners often need durable, turnover-friendly features. When measuring, note whether you want stairs with built-in drawers, under-bed trundles, or mounted guardrails. These choices change footprint and access requirements, so include intended options on your sketch.
Common measurement mistakes to avoid
- Measuring from baseboard to baseboard instead of finished wall surfaces — account for trim thickness
- Forgetting to measure door swing clearance
- Not checking ceiling height at the center of the room and near walls (sloped ceilings can vary a lot)
- Skipping photos of fixtures or HVAC returns that hang lower than the ceiling
Final thoughts
Accurate measurements and clear photos help us design a heavy-duty, adult-friendly triple or quad bunk that fits your room and makes turnover easier for vacation rentals. Once you’ve gathered measurements and images, upload them to the Bunk Bed Builder or call/text 850-361-9988 to discuss your room, mattress choices, and a custom quote. We design around your room, preferred sleeping capacity, ceiling height, and available floor space to get the right solution.
